An appraisal is an estimate of a property’s fair market value. It is information prepared by a licensed professional. In order to solicit an appraisal, you need information on a few topics. For example, you should know recent sales of comparable properties, location of the neighborhood and size of the home. The home also must undergo a physical inspection. Huntsville real estate appraisals usually cost anywhere from $250 to $500, and take as long as three weeks to prepare. Appraisal standards are set by the Appraisal Institute, an international regulating agency, and are required under federal and state law by lenders. A comparative market analysis is similar to an appraisal, but is an unscientific and informal way to determine the price of a house. This estimate of the market value of the property is prepared by a real estate agent based on his or her knowledge of the market area and recent sales of similar properties in the area. This method is often used when real estate agents advise their clients of how much they should sell their house for.

The appraiser is there to provide an unbiased and objective opinion about the value of the property in question.
